Cancellation Policy

Effective Date: 01.05.2025

This Cancellation Policy forms part of the Terms and Conditions of Koja d’Or SA (“Koja d’Or”, “we”, “us”, or “our”). By confirming a reservation through Koja d’Or, you (“Guest” or “Owner”) agree to the terms below. Where a specific property has its own cancellation terms, those terms will take precedence.

Changes & Cancellation by the Guest

Change requests must be made in writing and are subject to Koja d’Or S.A.’s written acceptance and to any costs incurred.

Each Koja d’Or S.A. property is managed on behalf of a separate owner. Payments made for one property (whether deposit, balance, or otherwise) cannot be transferred or applied to another property. Any request to change the booked property will be treated as a cancellation and a new booking, both subject to the applicable cancellation fees and payment terms.

Should you cancel the booking:
• More than 8 weeks before arrival, the 35 % deposit is forfeited.
• 8 weeks or less before arrival, 100 % of the booking price is forfeited unless Koja d’Or S.A. resells the Property; any recovered amount will be refunded.

We strongly recommend comprehensive travel insurance, including cancellation cover, for all occupants.

Changes & Cancellation by Koja d’Or S.A.

If Koja d’Or S.A. must make a significant change (for example, a change of dates or property), you may accept the change or cancel for a full refund of funds paid.

Koja d’Or S.A. will not be liable to refund or compensate where cancellation is due to Force Majeure, including but not limited to war, terrorism, natural disaster, pandemics, government restrictions, or other events beyond our reasonable control.

Koja d’Or S.A. may cancel the booking without compensation if you fail to comply with the payment schedule, exceed the agreed number of guests, provide false information, or otherwise breach the terms and conditions set out in this agreement.

Koja d’Or reserves the right to terminate the booking with immediate effect and without refund if any Occupant:
• Engages in any illegal or illicit activity on the Property or vehicle provided by Koja d’Or S.A.;
• Behaves in a violent, abusive, threatening or persistently antisocial manner toward Koja d’Or staff, service providers, neighbours or other guests;
• Wilfully, recklessly or negligently causes damage to the Property or its contents; or
• Commits any other serious or repeated breach of these Terms & Conditions or the House Rules.

Amendment of Booking Documents

Only written amendments signed by both parties, or updated Booking Forms issued by Koja d’Or S.A., are valid. Hand-written changes are valid only if countersigned by Koja d’Or S.A.

Pricing

All prices published on the Koja d’Or S.A. or their agents’ websites or marketing materials are for guidance only. We reserve the right to correct errors prior to confirmation.

Property & Service Description

Koja d’Or S.A. endeavours to ensure all descriptions are accurate but reserves the right to correct inaccuracies. Properties are private homes, not categorised hotels; facilities may vary.

Koja d’Or accepts no liability for any discrepancies, inaccuracies, or misrepresentations contained in promotional material, listings, or descriptions created by third-party agents, booking platforms, or independent service suppliers. Only the information set out in these Booking Documents shall be contractually binding.

Special Requests

Please notify Koja d’Or S.A. in writing of any special requests at the time of booking. While we will use reasonable efforts, fulfilment cannot be guaranteed.
