Cancellation Policy

This Cancellation Policy forms part of the Terms and Conditions of Koja d’Or SA (“Koja d’Or”, “we”, “us”, or “our”). By confirming a reservation through Koja d’Or, you (“Guest” or “Owner”) agree to the terms below. Where a specific property has its own cancellation terms, those terms will take precedence.

1. Standard Guest Cancellation Terms

1.1 More than 60 days before check-in:

Guests may cancel their reservation for a full refund of the amount paid, minus an administrative fee of 5% of the booking total.

1.2 Between 60 and 30 days before check-in:

Guests may cancel and receive a 50% refund of the total booking amount. The remaining 50% is non-refundable.

1.3 Less than 30 days before check-in:

No refund will be issued. The full booking amount is retained.

1.4 No-show or early departure:

Guests who fail to arrive or who leave before the agreed check-out date are not entitled to any refund.

2. Flexible and Non-Refundable Rates

2.1 Some properties may offer flexible or non-refundable rates. These will be clearly specified during the booking process and override the standard terms above.

2.2 Non-refundable bookings are fully prepaid and cannot be cancelled or modified for a refund under any circumstances.

3. Force Majeure & Extraordinary Circumstances

3.1 In the event of government-imposed travel restrictions, natural disasters, pandemics, or other force majeure events, Koja d’Or may offer, at its sole discretion, a credit note or date modification instead of a refund.

3.2 Koja d’Or is not obligated to refund any amounts paid if the cancellation is due to circumstances outside of its control.

4. Booking Modifications

4.1 Requests to modify the dates of a confirmed booking are subject to availability and must be made in writing. Additional charges or rate differences may apply.

4.2 Modifications made within the cancellation periods will be treated as cancellations and rebookings, and cancellation fees will apply.

5. Cancellation by Koja d’Or or Property Owner

5.1 In the unlikely event that a booking is cancelled by the Owner or Koja d’Or, guests will receive a full refund of any amounts paid.

5.2 Koja d’Or will make reasonable efforts to offer an alternative property of similar quality. However, no further liability shall be incurred beyond the refund of the amount paid.

6. Travel Insurance

6.1 Koja d’Or strongly recommends that all guests obtain comprehensive travel insurance that includes coverage for cancellation, interruption, and force majeure events.

6.2 Guests acknowledge that failure to secure appropriate insurance is at their own risk.

7. Owner-Specific Cancellation Terms

7.1 Property Owners may define their own cancellation conditions, provided these are submitted in writing and approved by Koja d’Or before publication.

7.2 In the absence of such custom terms, the Standard Guest Cancellation Terms outlined above will apply.

7.3 Owners who cancel confirmed bookings may be subject to penalties, including financial liability for guest relocation or loss of earnings.
